First Step

Choose a due diligence service package

We will set up a conversation about your inquiries and discuss the package you have chosen. We will then provide you with a clear understanding of what to expect in terms of the due diligence for rural lands process, including the expected timeframe for receiving your final report.

After our conversation, you will receive a secure link to make your payment online. Once we receive your payment and at least the basic documentation (second step), we will promptly start our work on your report. Rest assured that your information will be handled with utmost confidentiality and professionalism throughout the process.

Second Step

Sending documentation

We strive to provide you with comprehensive and accurate legal due diligence reports for rural lands in Brazil. To start our services, we would need at least the following documents:

ITR (Imposto sobre a Propriedade Territorial Rural - Rural Property Tax),
CAR (Cadastro Ambiental Rural - Rural Environmental Registry),
CCIR (Rural Property Registration Certificate - Rural Property Registration Certificate)
KML (Keyhole Markup Language) file for geospatial data, and
Property registration (matrícula) documents.

However, if you have any additional documents or information available, providing them to us can significantly speed up the process, because we understand that obtaining all the necessary documents from notary offices and governmental institutions can sometimes be time-consuming.

Third Step

Due diligence report delivery

At this stage, our team will diligently analyze the documents provided by you, as well as conduct thorough searches to gather any additional relevant information (depending on the package you choose). Our goal is to provide you with a comprehensive and detailed advisory report on the plot you have requested us to investigate.

Our report will cover both the strengths and weaknesses of the property, providing you with a thorough understanding of its legal status and potential risks. We will provide a description of what has been analyzed, including the documentation from notary offices and governmental institutions, as well as any additional searches conducted.

In addition to identifying any potential legal issues or concerns, our report will also include actionable recommendations and advice. This may include suggestions on possible actions to take to address any identified issues, as well as guidance on potential projects or developments that could be pursued on the property.
